From broker to buyer: My own Greater Noida property hunt
My client's project was delayed, now I'm buying for myself and feeling the pressure. I work in real estate, but for my own money, bhai, it's different. I'm looking at a 3BHK in Noida Extension, around ₹1.2 Cr max. Aajkal builders ka track record check karna kitna important hai, especially with projects like Today Homes' Northwind Sanctuary. Not sure if it's the right move. RERA registration number toh sab dikha dete hain, but kya actual mein use verify kaise karte hain? Beyond just the website, any red flags to look out for during site visits ya papers mein? And agar builder delay kare, toh RERA mein kya real legal options hain? Is it effective ya bas paperwork badhata hai? I know what they don't tell you, but still... need honest opinions.

Bhai, Today Homes? Unka track record toh historically kaafi shady raha hai. Northwind Sanctuary ka bhi sunn raha hoon kaafi delays hain. Apne paise daal rahe ho toh double check kar lo. ₹1.2 Cr is a huge amount for a first-time buyer, especially in Noida Extension where there are so many options.
Sahi keh rahe ho. RERA registration toh dikha dete hain, but kya RERA mein complaint karne se actual mein kuch hota hai?
