Yes, M3M delays are a known issue. Aur jab finally possession milti hai, toh hidden charges ki list itni lambi hoti hai ki budget hil jaata hai. Beware!
My friend booked in M3M Woodshire in Sector 107. The initial possession date was 2018, but they finally got it in late 2021. So, almost 3 years delay. They did get some penalty, but the mental stress was huge. DLF's Camellias, for instance, delivered within committed timelines, but that's a different segment altogether. For a 2.5 Cr budget, you might be looking at DLF Gardencity which has a better track record.
