From broker to buyer: my UER-2 dilemma

UER-2 — it's been on my radar for a while now. I work in real estate but buying for myself is different. With all the new infrastructure, especially that expressway, prices there seem to have jumped. I'm wondering if some specific UER-2 pockets benefited more from these road upgrades? Should I consider areas further along the corridor, or are the closer ones still a better bet for ROI?
