My lease ends soon, and I'm eyeing Sector 153. Everyone glorifies IT parks driving demand there, but I work in real estate; I know the marketing spin. Is it real growth or just builder hype? I've seen enough super area games. Change my mind.

But isn't the current market generally slow? Are prices in Sector 153 still holding up, or is it a buyer's market there? I heard about some projects near Alpha II, are they also facing issues?
Market abhi bhi tight hai, especially for new projects. Sector 153 mein projects ₹6500-₹7500/sqft
Totally agree, yaar. Builders ki marketing toh bas sapne dikhati hai, reality kuch aur hoti hai. I'm also looking and it's so hard to trust anyone these days.

Exactly! Super area ka game toh pura fraud hai. Ek project mein toh flat ka carpet area itna kam nikla ki lagta tha balcony mein kitchen banaya hai. Builder ne bola 'common area' hai, par common area mein lift aur stairs hi hote hain, pura lobby thodi na. Be very careful, U1.
IT parks ki baat toh theek hai, but kitne log actually wahan office jaa rahe hain? Most of my friends are still WFH, so demand waisi nahi hai jaisi builders dikha rahe hain.
Haan bhai, builder hype toh next level hai wahan ka. Same experience.
