From Dwarka 2BHK to Saket 3BHK: My Upgrade Dilemma
Since selling my 2BHK in Dwarka, this 3BHK search has been wild. I'm looking at places around Vasant Kunj and Saket, maybe even Oldanpur if the value is right. Property Gallery ke projects bhi dekh raha hoon. My budget is around ₹3.5 Cr. Honestly, does price negotiation even work in New Delhi? Builders ka 'no-discount' policy suna hai, but yaar, kitna realistic discount expect kar sakte hain on a 3BHK of this range? Also, the all-in cost is confusing. Total kya padta hai after stamp duty, registration, PLC, parking? Builders ke figures mein kitne hidden charges hote hain jo baad mein surprise karte hain? And payment plans ka kya scene hai? Already home loan chal raha hai, so construction-linked payment plans smarter hain ya a large down payment? Is it worth blocking capital like that? Any advice on maximizing deal value as an investor would be super helpful. Thanks!

₹3.5 Cr budget is decent, but for Saket 3BHK, negotiation is tough. Builders don't budge much. What's your experience with Property Gallery, especially in that range?
Sahi keh rahe ho. Builders ka 'no-discount' policy toh bas naam ka hai. Thoda bahut 'soft furnishing' ya 'modular kitchen' free mein de denge, that's it. Cash discount toh bhool jao.
