Plot investment in New Chandigarh feels riskier than flats now, honestly. I work in real estate, but for my own money, I'm confused. Pehle I thought plots sahi hain for appreciation, especially with the New Chandigarh Master Plan and PR7. But ab soch raha hoon, kya DLF ya Omaxe ke 3BHK flats in Mohali better nahi honge for consistent rental yield, ya phir capital appreciation? Builders ka track record bhi matter karta hai. What's the scene on plot liquidity vs flat liquidity? Aur construction quality ka kya? Really need some off-the-record advice.

Plots in New Chandigarh *sound* great on paper, especially with all the future development talk, but flats, especially from big names like DLF or Omaxe in Mohali, offer more immediate peace of mind. Rental yield ka toh seedha hisaab hai, flats will always be easier to rent out consistently.
