Fusion 4 Oyster investors, share your numbers?
My investment portfolio review is due next month and I'm seriously looking at Bangalore for some diversification. Fusion 4 Oyster, a completed project, caught my eye. The price range ₹1.10 Cr–₹1.47 Cr looks decent, but I need ground reality numbers. Kya lagta hai, iska capital appreciation kaisa raha hai since launch? From my experience, completed projects sometimes offer stable rentals but slower appreciation. What's the actual rental yield for a 2 BHK there? Aur resale market mein liquidity kaisi hai? Matlab, exit strategy ke liye buyers easily mil jaate hain kya? Want to know if it's a calculated risk.

Considering the current Bangalore market, especially with interest rates where they are, capital appreciation for any project, completed or not, is slowing down a bit. Rentals are doing well though, demand is high. So if your primary goal is stable rental income, Fusion 4 Oyster might work. But don't expect crazy returns on investment in the short term. Always check the maintenance charges too, they eat into your rental yield.
I'm also a first-time buyer and this project caught my eye because it's completed. No construction delays tension! But for the price range of ₹1.1 Cr – ₹1.5 Cr, I'm wondering if a new launch in a developing area like Adigara Kallahalli might offer better capital appreciation potential in the long run? Completed projects feel safer but maybe less upside?
Haan, exactly what I was thinking. My brother bought a flat in Aavalahalli when it was under construction and saw good appreciation. Fusion 4 Oyster is good, but the appreciation might be a bit muted because it's already mature. For that budget, maybe explore something slightly further out with growth potential?
That's a valid point. Completed projects are great for immediate rentals or self-use. But if you're purely looking for capital appreciation, sometimes pre-launch or under-construction projects in upcoming areas do better. The risk is higher though, with potential delays and builder issues. It's a trade-off, really.
Bhai, Fusion 4 Oyster ka appreciation has been average, to be honest. Completed projects usually have their price baked in already. Rental yield is decent for a 2BHK, around 3-3.5% tops, but that's after factoring in maintenance. Liquidity is the real question. With only 40 units, it's a smaller community. Resale mein kitna time lagta hai to find a buyer? Does anyone have first-hand experience selling there?
Resale liquidity for Fusion 4 Oyster is okay, not great. I know someone who sold a flat there last year. It took about 4-5 months, but they had to drop their price a bit. It's not like the super high-demand areas where flats fly off the market in weeks. Just be realistic with your expectations.
I actually inquired about a 2BHK there last year. The agent told me rentals are stable, but not outstanding. As for selling, he mentioned it's more about timing the market right than the project itself. Bangalore real estate is currently seeing some correction in certain pockets, so maybe hold off if appreciation is your main goal. For a quick sale, you might have to compromise on your asking price.
Totally agree with you on the liquidity part. Smaller projects sometimes struggle with resale visibility. Ek friend ne Akshayanagar mein ek small project mein invest kiya tha, it took him almost 8 months to find a good buyer. Fusion 4 Oyster ka RERA number toh solid hai, PRM/KA/RERA/1251/309/PR/271123/006435, but that doesn't guarantee a quick exit.
Fusion 4 Oyster? Haan, I've seen that project. It's in a good locality, well-connected. Price range bhi okay lag raha hai for a completed project in Bangalore, especially if you're looking at something ready to move. But appreciation ka toh pata nahi, market thoda upar-neeche ho raha hai aajkal.
