Future Estate is overpriced for Greater Noida location. Change my mind.
Realtyvision 4th Avenue seems better value, no? Kids have moved out, so I don't need a huge place. Future Estate is almost double the price. Is it really worth paying that much more just for Greater Noida? Anyone actually living in either? Tell me about maintenance and resale.

I actually bought a 2BHK in Realtyvision 4th Avenue back in 2017, just after possession. It was for ₹35 L तब. The project was completed and possession was smooth enough. Total units 98 hain, so it's a smaller community, which I liked. Resale value wise, abhi toh it's hovering around ₹40-45 L for similar units depending on floor and view. It's not a super high-end project but decent for its price point. It's located a bit interior from the main road, but connectivity to Ajayabpur is fine.
U5, you mentioned 35L back then. What kind of unit was it? 1BHK or 2BHK? I'm looking for a 1BHK or a small 2BHK myself and the current price range of ₹22 L – ₹49 L for Realtyvision 4th Avenue is quite wide. Trying to understand what I can get in my budget.

U6, I agree with U3. My friend booked in another project near Alpha II, possession bhi mil gaya tha but then society maintenance aur amenities ke naam pe itna loot rahe hain. Upar se quality of construction was so bad, walls mein cracks aane lage. So completed project doesn't always mean tension free. Always check society reviews.
