Gachibowli 2BHKs: Am I missing something crucial?
Been paying rent for too long, landlord just hiked it again. Finally taking the plunge for a 2BHK in Gachibowli, budget ₹80L-1.5Cr. I'm seeing older resale flats near core Gachibowli vs. new launches further out. Not sure which choice offers better long-term value. Thoughts?

Be very careful with new launches, especially if they're 'further out'. Builder delays are a common nightmare in Hyderabad. My friend booked a flat near Tellapur three years ago, possession date was last year, still no sign. Always check their RERA status and past project delivery timelines properly. For long-term value, an older, well-maintained flat in a prime Gachibowli spot, like near the Financial District, can be a better bet. Have you checked the per sqft rate difference between these two options?
For Financial District resale, for a decent 2BHK, you're looking at anywhere between ₹8,000-₹10,000 per sqft depending on the society and amenities. New projects in that immediate vicinity can touch ₹12,000-₹14,000. For your budget of ₹80L-1.5Cr, you can definitely find a good resale option.
RERA status is absolutely crucial! Don't overlook that part.
Haan bhai, builder delays are the worst! That's my biggest fear with new launches. I'm also looking around Financial District for resale. But prices wahan toh sky-high honge, right? What's a good per sqft rate to aim for in resale around there?
Totally relate yaar! That rent hike struggle is real. Gachibowli is definitely the place to be, but the options are confusing. I'm also leaning towards resale for the immediate move-in, but the new projects look so shiny. It's a proper headache.

Am I missing something crucial here, or is it just a classic dilemma?
