Gadarpur plots: Is the current pricing justified?

Spent the whole Sunday checking out plots in Gadarpur, Noida. I work in real estate, but for my own investment, it feels totally different. Builders ka marketing spin toh pata hai, but Gadarpur mein plots ke current prices kaafi high lag rahe hain, especially with the Jewar airport hype. ₹75-85L for a 100-120 sqyd plot seems like a lot. Is this justified, ya sirf inflated demand hai? What's the actual ground reality for investment potential here, say 3-5 years down the line? Aur resale market kitni liquid hai? Will it be easy to exit if needed without a huge discount? Kya lagta hai, is it a smart buy now?
