Been researching Ghaziabad properties for months. I'm eyeing a 2BHK in Gagan Vihar, possibly Vikram Developers. They offer construction-linked plans, but also hint at spot discounts for upfront payments. As an investor, is it smarter to choose CLP for flexibility or push for a spot discount to maximize ROI? Budget around ₹65L.

Yaar, main bhi pehle Gagan Vihar mein dekh raha tha. Vikram Developers ki site visit ki thi. Spot discount sunne mein accha lagta hai, but usually, usmein hidden clauses hote hain. Meri advice hai, pehle builder ka RERA status aur past projects ka possession record check karo. Ek baar main Ahinsa Khand II mein aise hi spot discount ke chakkar mein phasa tha, 2 saal tak project stuck raha. Better to pay a little more for peace of mind ya phir CLP mein transparency ho toh theek hai. ₹65L is a big amount, don't rush!
Totally agree with U2! Mera bhi same experience raha hai Indirapuram mein. Builders promise the moon for upfront cash, but then construction slows down. CLP gives you some leverage, at least
Gagan Vihar mein Vikram Developers? Bhai, unka track record thoda shaky hai. Mere ek friend ne wahan invest kiya tha, possession mein bahut delay hua. CLP for flexibility sounds good, but if they delay, flexibility ka kya fayda? ROI toh tab milega jab property milegi!
