Since January I've been shortlisting flats in Ghaziabad, and Ganga Om Niwas And Dwarka Niwas keeps popping up. Honestly, I'm struggling to see the big investment appeal here. Everyone glorifies Ghaziabad's potential, but for this project, has the capital appreciation actually been strong post-completion? I mean, what's the real appreciation track record? My parents keep saying 'completed project is safer', but is the resale market liquid enough? I'm worried about getting stuck if I need to sell in a few years. Also, rental yield figures I've heard seem pretty low for the price. Kya actual monthly rent mil sakta hai? Change my mind if I'm wrong. Tell me why this is a good investment.

Totally get your point! 'Completed' but possession in 2025? Sounds like a classic builder trick. My cousin faced similar issues with a project in Indirapuram, delays were endless. This makes me wary about the 'safer' tag parents give.
