Finally taking the plunge into investment after years of renting. Ganga Om Niwas and Dwarka Niwas completed hai, but I'm frustrated with the high maintenance charges I'm hearing about. From what I've observed in the Ghaziabad market, especially around areas like Ahinsa Khand II, projects in the ₹49 L – ₹59 L range haven't seen phenomenal capital appreciation recently. The market is a bit stagnant for ready-to-move properties at this price point. Rental yields are definitely under pressure due to oversupply. So, if maintenance is high, your returns will be squeezed even more.
U5, that's what I was thinking. ₹49 L – ₹59 L is a significant amount for a first-time buyer. If the appreciation isn't great and maintenance is eating into rentals, then this investment looks super risky. Maybe I should look at plots in Afzalpur instead?

Hmm, high maintenance can be a double-edged sword. Sometimes, it means better amenities and upkeep, which attracts premium tenants and helps in resale. What kind of amenities are they offering at Ganga Om Niwas and Dwarka Niwas? Is it a gated community with club, pool, gym, etc.? If the charges are for good services, then maybe it's worth it for capital appreciation.
Totally agree with U1. Maintenance charges can literally kill your rental income. I had a flat in Ahinsa Khand 1, Ghaziabad, jahan initially maintenance was reasonable, but within 2 years, they hiked it by almost 30%. My tenant left because of the increased outgo. Resale value bhi utni nahi mili jitni expect ki thi. Ganga Om Niwas ka track record kaisa hai is regard mein?
U3, the maintenance for a 2BHK in my current society (another project in Ghaziabad) is around ₹3500-4000. If Ganga Om Niwas is charging much higher than this for a similar sized unit, then it's definitely a concern for rental yields. Ye toh seedha seedha investment ka ROI kam karta hai.
U3, you need to check the RERA agreement and the society bylaws. Builders can't just hike maintenance arbitrarily. There should be a proper process. For Ganga Om Niwas, make sure to get the exact breakdown of maintenance charges and any escalation clauses in writing before committing.

Haan, U6 is right. Ye builders ka naya tareeka hai to show progress. Hum bhi Dwarka Niwas mein interest le rahe the, par jab possession ki baat aayi toh they were vague. Issi liye toh darr lagta hai investment karne mein.
U2, good question. Builders often say 'construction complete' but final NOCs aur finishing mein time lagta hai. My cousin bought in Abhay Khand, Ghaziabad, same issue. Possession date was almost a year after 'completion' announcement. Toh ye common hai, unfortunately.
