Honestly, I'm starting to think promised amenities are a huge gamble. For investors, what's the real ROI on a fancy clubhouse if it's barely used or poorly maintained? I've seen this pattern before, especially with projects like Ganga Valley. Does anyone actually get the full suite of facilities they paid for, or are they just for brochure photos? My concern is tenant attraction and resale value. Also, are the high maintenance charges ever justified by the actual service quality? It just eats into the yield. I need some real opinions here.
