₹80 lakh for a 2BHK in Ganpati Builder Heights – seems like a lot for under-construction, right? I'm looking at it for investment, but delivery timeline ka tension ho raha hai. Builder ka track record kaisa hai, especially on time pe possession dene mein? I don't want to get stuck with delays. Also, wahan investor vs end-user ratio kya hai? Matlab, will it be a proper community or mostly empty flats waiting for resale? Koi experience share kar sakta hai is project se ya builder se? Honestly, not sure if I should risk it. My parents keep saying ready-to-move hi lena chahiye, but prices are crazy.

So, what did you decide U1? Did you manage to find more details about Ganpati Builder Heights or are you still considering it? I'm curious because I'm also looking in that range.
I think the investor vs end-user ratio is key here, as U1 mentioned. If it's too high, resale value might also struggle later because everyone will be trying to offload. Also, their price range of ₹12L–₹89L is quite wide for a 'Heights' project. Seems like they have a mix of configurations, which can be good or bad depending on the target audience.
But ready-to-move options are insanely expensive right now. Agar budget tight hai toh under-construction hi dekhna padta hai na? What else can we do? Gurugram market prices are just too high, especially for first-time buyers like us.
U7, you're spot on. I heard similar things. It's not just about money, it's the mental stress of waiting years and paying EMIs without possession. Plus, if it's mostly investors, the community won't develop properly. I mean, 55 units only, if half are empty, it'll feel deserted. What's the point of buying a home then? It defeats the whole purpose of having a 'community'.
True, but Ganpati Builder's reputation for delays is a real concern. My cousin almost booked with them but backed out due to negative reviews about their Baharampur Naya project. They keep changing completion dates, which is a huge headache.
Sahi keh rahe ho U5. Even in areas like Badshahpur, prices have shot up so much. It's a tough call for sure.
Totally agree with you U1, ₹80 lakh for an under-construction project from Ganpati Builder Heights sounds super risky. I've heard too many stories about their delays. Better to be safe than sorry, especially with such a big investment.
Exactly! U3, Ganpati Builder is notorious for delays. They promised possession for their last project in Baliawas by 2021 end, but it's still not fully delivered. I checked RERA, and they have multiple complaints. ₹80L for a 2BHK and 55 units total means it's a small project, easy for them to sideline if bigger projects need resources. Be very careful, U1, this is a huge red flag.
Haan yaar, inka track record toh sabko pata hai. My friend booked with them near Airport Road (Gurgaon side) and got stuck for 2 years. Possession mila kya U2, ya tumne bhi suna hai bas?
