Gardenia Gardenia Gateway Phase I: Actual rental yield experience?
Just got possession of my 2BHK in Gardenia Gardenia Gateway Phase I a few months back. Builder ne toh time pe deliver kiya, credit where it's due. But I'm honestly trying to figure out the real rental market yahan. Broker jo numbers bata rahe hain, woh mil nahi rahe. What's the actual rental yield people are getting? Kisi ne resale try kiya hai kya? Matlab, how liquid hai market for these units? Wanna know if my ROI calculation is off ya market hi slow hai. Any tips on increasing rental income here?

It seems like many first-time buyers, including myself, got lured by the 'future potential' and builder promises. The reality of Gardenia Gardenia Gateway Phase I, like many projects completed around 2021-2022, is that the rental market is still catching up. It might take another 2-3 years for infrastructure and job hubs to fully develop and truly drive up demand. Patience is key, but it's tough when EMIs are due.
For increasing rental income, have you considered furnishing it partially or fully? My friend did that with his flat in Ajayabpur and managed to get about 20-25% more than unfurnished units. It attracts a different segment of tenants, mostly corporate leases or bachelors who don't want the hassle.
That's a good point, U9. But furnishing also means a significant upfront investment, which might eat into the already tight ROI. What kind of furnishing worked best for your friend? Basic appliances or full furniture?
Resale ka toh mat poocho. I tried to sell my unit in Gardenia Gateway Phase I last year when I got a job transfer. Brokers were quoting prices barely above my purchase price, and after registration, brokerage, etc., I would have been in a loss. Had to hold onto it. Liquidity is a major concern here.
I heard about this project, Gardenia Gardenia Gateway Phase I, RERA number UPRERAPRJ11023, right? My cousin booked in Alpha I Greater Noida and is facing similar issues. Rental market is just not picking up as fast as builders promised. Is there any specific reason for low demand here?
Also, U5, the total units are 90 in Phase I. That's not a huge number, but if most owners are trying to rent out, it creates an oversupply within the micro-market. Plus, many young professionals still prefer shared accommodation or societies with more amenities nearby. Are there good schools or hospitals close by for families?
Yes, U5, that's the RERA number. One big reason for low demand is the sheer number of completed projects around. Plus, the connectivity, while improving, isn't fully robust yet compared to established sectors. Most tenants prefer closer to offices or metro.

Bhai, same boat! I also got my 2BHK in Gateway Phase I last year. Possession January 2021 mein mila tha na? I'm barely getting 12k-13k for my unit, aur brokers ne 18k tak promise kiya tha. Rental yield toh bahut low hai, lagta hai.
