₹1.5 Cr for a 3BHK at Garur Golf Island. I work in real estate but buying for myself is different. Are the promised amenities actually delivered, or just marketing? Does the clubhouse see real usage, or is it a ghost facility? Does it justify the premium?

Frankly, U1, in the current Delhi NCR market, a project with 198 units and such a premium price tag (₹6.9 Cr – ₹8.9 Cr) for a possession date in 2028 needs very careful consideration. Amenities are important, yes, but often they're used as a smokescreen for overpricing or delays. The market is a bit slow for luxury segments right now, so builders might be pushing hard. Don't rush into it just for the 'golf island' tag.
U1, I get your dilemma. It's tough when you're in the industry but buying for yourself. I'd suggest checking with current residents of their other completed projects, if any. That's the best way to gauge amenity usage. Is the gym actually crowded, or is it empty? Does the clubhouse host events regularly, or is it just for show?
U6, believe me, it's rarely worth it. I had a terrible experience with a builder who promised 'world-class' amenities in my current society near Anand Vihar. The swimming pool is always dirty, the gym equipment is broken, and the 'multi-purpose hall' is just used for society meetings. They just add these things to inflate prices. Don't get swayed by fancy brochures. Check the possession date too, it's 2028-03-01. Builders often delay these mega-projects.
U9, absolutely! Maintenance charges are a hidden killer. For such high-end projects with extensive amenities like a golf course, expect them to be exorbitant. My friend in a similar luxury project pays almost ₹25,000-₹30,000 per month just for maintenance, and still, half the facilities are non-functional. Always factor in these recurring costs before buying.
Aur maintenance charges ka kya scene hai? Builders amenities dikha toh dete hain, par phir usko maintain karne ke naam pe monthly itna kaat te hain ki banda sochta hai kyu liya. Kya Garur Golf Island ke maintenance charges bhi sky-high honge?
U7 is absolutely right. Builders ke promises pe trust karna matlab apni savings ko daav pe lagana. Same story everywhere.
Yaar, but if the amenities are actually good, isn't it worth it? A proper golf course and clubhouse sounds amazing. I've always dreamt of living in a place like that. Just hoping they deliver on the promise.
Bhai, ₹1.5 Cr for a 3BHK at Garur Golf Island? Are you sure about that price? As far as I know, the official price range for Garur Golf Island is ₹6.9 Cr – ₹8.9 Cr. Kahi aapko galat info toh nahi mili? That's a huge difference!
Exactly, U2. ₹1.5 Cr is totally wrong. Builder's current asking price for a 3BHK starts from ₹6.9 Cr, and for a 4BHK it goes up to ₹8.9 Cr. Amenities ki baat toh baad mein aati hai, pehle price check karo, U1. Agar aapko ₹1.5 Cr mein mil raha hai, toh kuch toh gadbad hai.
Totally agree with U2 and U3. Is project ki pricing toh sky-high hai. My cousin almost booked a flat in a similar 'golf-themed' project near Alaknanda a few years back. They promised the moon, but after possession, the golf course was just a patch of grass and clubhouse amenities were always 'under maintenance'. Be very careful, U1, especially with such a massive investment. Don't fall for marketing gimmicks, always check ground reality.
Sahi pakda U2! ₹1.5 Cr mein toh aajkal Anand Niketan mein 1BHK bhi mushkil hai. Garur Golf Island ka RERA number DLRERA2023P0007 hai, check kar lo. Price toh bahut upar hai, U1.
