3 site visits to Garur Golf Island and I'm still confused about the actual construction quality. I'm looking at a 3BHK there, budget around ₹1.5 Cr. My parents keep saying new projects often have issues like cracks or seepage after just a year. How badly does this affect future resale value, especially for an investor like me? And for attracting good tenants, do these initial quality issues matter a lot? Also, the promised amenities look great on paper – clubhouse, pool, etc. But kya yeh sab actually useable hote hain? Or are they just for show, driving up the initial price and maintenance without real benefit? Should I factor in potential hidden maintenance for these things? Ab samajh nahi aa raha.

The project is still ongoing, with possession in 2028. That's a long wait, and a lot can change. Given the significant price difference you mentioned, it's crucial to confirm the details. For an investor, the biggest risk with ongoing projects is delays and quality compromise due to cost-cutting later on. With 198 units, the builder needs to manage a lot, and sometimes they cut corners. Always review the RERA documents thoroughly for payment schedules and construction timelines. Don't rely solely on verbal assurances.
Should we look at ready-to-move options then? Maybe in Anand Niketan?
Delays are the worst! My friend is still waiting for his flat in a project that was supposed to be delivered last year. Builders just keep extending dates without much recourse. It's so frustrating for first-time buyers.
Coming back to the amenities point – my cousin bought in a project where the 'state-of-the-art' clubhouse and pool were ready two years after possession, and then the maintenance charges were astronomical. Half the time, the pool was closed for cleaning or repairs. So yes, they are often just for show to lure buyers. Always check the actual operational costs and if the builder has a track record of maintaining them properly. Don't just go by the glossy brochure pictures.
That's true for many projects. Some smaller ones don't even have proper staff to manage these facilities.
Totally agree! My uncle's society near Alaknanda has a fantastic gym, but half the equipment is always broken. They pay hefty maintenance for it, but it's rarely fully functional. It's a major hidden cost.
Yaar, I just checked Propmyna's listing for Garur Golf Island. Are you sure about your budget of ₹1.5 Cr for a 3BHK? Because the listed price range for Garur Golf Island is actually ₹6.9 Cr – ₹8.9 Cr! There must be some misunderstanding or you might be looking at a different project. This project is quite premium, and at that price point, construction quality should be top-notch, but you never know. Make sure to double-check the RERA number (DLRERA2023P0007) and the exact unit you're interested in.
This happened to me once! I was looking at a property online, and the agent quoted me a price that was almost 4 times lower than the actual market rate when I visited. Turned out it was for some obscure plot miles away, not the apartment complex I was asking about. Always verify directly with the builder or reliable sources. At ₹6.9 Cr, resale value will be a huge headache if quality suffers, especially in today's Delhi market where buyers are very discerning.
Yes, I saw that too! The original poster might be mistaking it for another project or a very old listing. For ₹6.9 Cr, the amenities better be fully functional and the construction solid. Otherwise, what are we even paying for? The possession date is 2028-03-01, so it's still a long way off.
WHAT?! ₹6.9 Cr? My budget is also around ₹1.5 Cr. This is shocking!
Bhai, your concerns are SO valid! I'm also a first-time buyer and the quality issue is my biggest fear. Builders promise the moon but deliver... well, sometimes just a patch of land with some bricks. My friend bought in an 'upcoming' area near Anand Vihar, and after a year, the plaster started peeling. His resale value took a huge hit. For tenants, quality definitely matters, especially if they are paying a premium for a new build. No one wants to deal with constant repairs.
Haan bilkul! Sample flat aur actual delivery mein zameen-aasman ka farak hota hai.
Exactly! I've heard similar stories. It's not just the resale, but the mental peace of living in a well-built home. Garur Golf Island is an ongoing project, so it's hard to judge completely from sample flats. But ₹1.5 Cr for a 3BHK there seems a bit low for what they are advertising, no?
