Gated Community: Infrastructure ne kisko boost kiya?

Gated Community area mein property dekh raha hoon. Kids toh ab apne ghar shift ho gaye, so don't need such a big place. I'm selling my current house. Noticed new expressways and metro have changed prices. Kis pockets mein infrastructure ka sabse zyada impact hua hai? Which areas appreciated most?
