Gated community living in Bangalore hides terrible infrastructure realities
Three months ago we moved into our 3BHK, and things nobody told me are finally showing up. Inside the project everything looks neat, but gate ke bahar nikalte hi daily traffic and tanker water dependency is a nightmare. Maintenance already ₹8,500 touch kar raha hai. Has anyone figured out a workaround for this mess, or is this just standard gated community life here now? Honestly not sure if it was worth it...

Gated society gives you security and clean parks for kids, which independent houses lack, but you pay a heavy price through high monthly maintenance and road chaos. A friend who moved into a similar project last year told me their association eventually installed rainwater harvesting and water meters in every flat to control usage, which brought the bill down slightly, but morning traffic remains brutal. Wondering how long you plan to hold the flat, did you consider renting it out and moving closer to work instead?
Wait, did the builder promise Cauvery water connection at the time of booking, ya pehle se pata tha tanker dependent hai? Because if they promised in agreement then association can question them na?
Exactly, sales pitch pe kabhi mat jaao. Abhi Bangalore market mein inventory is selling fast so builders don't even care to answer properly. Agar Cauvery connection nahi hai, your tanker cost will only shoot up every summer, there is no workaround.
Agreement mein cleverly likhte hain 'subject to municipal approvals'. We checked a project in Agrahara Layout and the sales guy verbally swore Cauvery water will come in 6 months, but legal check karwaya toh paper pe zero commitment tha. Builders know first-time buyers emotional hoke sign kar dete hain.
This is literally the harsh truth of buying in extended suburbs today. We were seriously considering a project near Aavalahalli because prices per sqft were around ₹6,200 compared to ₹9,500 in core areas, but when I visited on a Tuesday morning at 9 AM, gate se nikalte hi bumper-to-bumper jam tha on the narrow connecting road. Inside you get clubhouse, swimming pool, landscape garden, sab mast dikhta hai brochures mein. But the moment you step outside, no streetlights, no Cauvery line, and private water tankers ruling the roads. It made me question if saving 20 lakhs on purchase price is worth daily mental stress.
Bhai 8,500 maintenance per month for a 3BHK is insane, almost 1 lakh a year just to maintain the place! Meri salary ka chunk toh EMI aur maintenance mein hi chala jayega agar aisa hua toh.

Main pichle teen mahine se Akshayanagar side 3BHK dekh raha hoon with a tight 1.1 Cr budget, and now I am terrified ki itna loan leke bhi yehi sab jhelna padega. Is the tanker water bill included in that ₹8,500 maintenance or are they charging extra for daily supply?
Yes, usually tankers are billed separately once borewells dry up. Hum log bhi first time buy karne nikle the thinking gated society means zero tension, but now seeing these ground realities everywhere. Middle class buyer just gets trapped from both sides.
Extra hi hota hai mostly bhai! Mere cousin ne nearby flat liya tha, maintenance was fixed at 6k but summer aate hi tanker levy laga diya another 3k per month. Bank EMI on top of 11-12k recurring cost dekh ke mera toh pura budget hila hua hai.
