Gated Community prices are just builder exploitation now
Honestly, I'm so fed up of renting, landlord hiked rent AGAIN. Finally taking the plunge, trying to do the EMI vs rent math. I've been eyeing properties in the Gated Community corridor, thinking all the new road projects and the metro extension would stabilize things. But what's with these sudden price jumps and insane PLC charges? I saw a 2 BHK, builder quoted 'all-inclusive' but then threw in floor rise, view charges, and 'infrastructure development charges' that weren't in the initial quote. It pushed my budget way past ₹78L. Is this common now? Did anyone actually see real appreciation because of the infrastructure, or is it just builders milking it? Which specific pockets within Gated Community actually benefited? Or am I just looking at the wrong projects? Any advice on how to spot these hidden charges early? Feeling pretty frustrated, tbh.

Sahi kaha bhai! I was looking at a project in Akurdi, and they pulled the same stunt. Initial quote was decent, then suddenly 'proximity to upcoming mall' charge and 'green view premium'. It's like they wait till you're invested. And these Chandrarang Developers & Sai Shraddha Associates you mentioned, are they new? Never heard of them
