Gated Community projects: PLC is just a builder rip-off.

Spent the whole weekend checking out options in the 'Gated Community' corridor. Honestly, fed up of renting now, the EMI vs rent math just makes sense for a 3BHK. My budget is around 1.2 Cr. Which projects there are genuinely good value? Some places feel like they're pushing PLC too much. Any negotiation hacks on those 'extra charges'?
