₹22,000 rent for my 2BHK just went up again this month, fed up of renting now. Finally taking the plunge, EMI vs rent math makes sense. I'm looking at Mayfield Garden Luxury Floors in Mohali. Builder security claims are always a big deal, right? They talk about 24/7 CCTV, visitor management apps, trained guards. But real mein, kitna effective hota hai yeh sab? Matlab, are the guards actually checking IDs properly, ya bas gate pe khade rehte hain? Aur CCTV recordings... are they actually monitored, ya just for show? Hope someone can share their actual security experiences here.

Mayfield Garden Luxury Floors ka naam sunke hi darr lagta hai. My friend almost booked there. Builder ne bola tha completion date fix hai, but project toh COMPLETED hai ab, toh fir delays ka kya scene hai? Aur ₹2.7 Cr se shuruat... Mohali mein luxury floors ke liye yeh price bahut high hai, especially agar security bhi compromised ho. Pehle pata karlo actual residents se.
U10, builders ka toh common tactic hai. Bolte hain completed, but possession ke baad bhi bahut finishings pending hoti hain, ya amenities functional nahi hoti. Mera ek dost Baharampur Naya mein ek flat liya tha, usko bhi promised date se 6 mahine baad possession mila, aur uske baad bhi lift 2 mahine chali hi nahi. So 'COMPLETED' can mean different things to different builders. Always check on site, don't just rely on status.
U3, that's a good point about asking current residents. But you mentioned delays, project status toh COMPLETED dikha raha hai? Kya past mein delays the ismein?
Yaar, security ko marketing gimmick bolna thoda harsh hai. Of course, sab jagah perfect nahi hoti, but compared to independent floors ya societies jo proper gated nahi hain, I feel safer. Meri cousin Airport Road, Gurgaon side rehti hai, unki society mein visitor management app se sab track hota hai. Haan, guards ki training par depend karta hai, but CCTV monitoring toh kaafi societies mein serious hoti hai, especially for common areas. But bhai, Mayfield Garden Luxury Floors ka 2.7 Cr – 5.0 Cr ka price tag dekh ke toh mera budget hi hil gaya! Itne mein Mohali mein aur options nahi milenge kya?
Totally agree, U2! Gated community security, even if not perfect, is still better than nothing. Peace of mind toh milta hai.
U2, Mohali mein ₹2.7 Cr mein independent floors mil jayenge, but luxury flats with all amenities, that too new, thode mushkil hain. Maybe resale mein kuch options mil sakte hain. But Mayfield Garden ka price is definitely on the higher side for what it offers.
Totally agree, bhai! Builders ki marketing toh bas dikhawa hoti hai. Hum bhi ek society mein rehte the, Sector 50 mein, wahan bhi bolte the full security hai, par raat ko delivery boys bina ID check ke andar aa jaate the. Mayfield Garden ka toh price range bhi bahut high hai, itne mein toh expect karte hain ki security top-notch ho. Par usually, it's just for show.
Depends on the builder and society management, I guess. Kuch societies mein RWA bahut strict hoti hai, toh security bhi achhi rehti hai. But haan, initial builder claims par pura bharosa karna mushkil hai. Kya pata baad mein RWA bhi lax ho jaaye.
U1, bilkul sahi kaha! Mere ek relative ke saath bhi aisa hua, security bas naam ki thi. Waste of money!
