Gaur City 1: Investment potential or just hype?

I work in real estate, but buying for myself in Gaur City 1 is tough! Property prices are high. Honestly not sure if the appreciation forecast of 15% in 3 years is real. Metro connectivity toh sahi hai, but what about resale? Can you actually sell at a premium later? Maintenance charges bhi zyada hai. Is it worth it, ya rent better rahega? Koi batao please!
