Gaur City flats: Overpriced or sahi hai?

Just moved into Novel Group's society in Gaur City last month. Things nobody told me! Maintenance charges are crazy high. Is it normal? Plus, thinking about renting out my spare 2BHK. Rental yield dikha rahe hai 4%, but is it actually achievable? Has anyone had experience renting in Gaur City? Should I have bought ready-to-move instead of under construction? Possession was in March, but still, things are pending. Not sure if I made the right choice.
