Gaurs 14th Avenue: Is the upgrade worth it?
Did a site visit to Gaurs 14th Avenue last weekend. I'm currently in a 2BHK in Sector 75, thinking of upgrading to a 3BHK there. The display flat looked good, but I'm worried if it's genuinely good to live in daily, or just good on paper. Saw the amenities, but are they actually useful or just for show? Not sure if the price jump is worth it for the actual living experience. Also, what's the society and community vibe like? Is it friendly or more isolated? Already have a home loan, so don't want any regrets. Any current residents or anyone with insights on Gaurs 14th Avenue, please share your experiences. Is the project delivery smooth?

Overall, I think it's a mixed bag. The location is good, and Gaurs is a known builder. But the scale of the project (2298 units) means it will be a high-density living, which might affect the 'community vibe' you're looking for. Amenities are a plus, but as others mentioned, maintenance is key. If you're upgrading, make sure the extra space and features truly justify the price difference and increased EMI. Don't rush into it.
Current market conditions dekhte hue, Noida mein property prices already kaafi high hain. Gaurs 14th Avenue ka price range ₹45 L se ₹1.1 Cr tak ja raha hai, which is a significant investment for a first-time buyer. Aap already home loan pe ho, toh EMI ka burden bhi dekhna padega. Make sure you compare the per sqft rate with other projects in the vicinity. Kabhi kabhi brand name ke chakkar mein log overpay kar dete hain.
Currently, the prices are hovering around ₹6000-7500 per sqft depending on the tower and floor, which is quite competitive for the location and amenities offered, but still a big amount. Noida market mein recent growth dekha gaya hai, especially near upcoming infrastructure. Compare it with Alpha I Greater Noida, wahan bhi rates badhe hain, but Gaurs 14th Avenue ki connectivity better hai.

Amenities ki baat karein toh, aajkal har project mein swimming pool, gym, clubhouse dikhaate hain. Par kya woh maintain bhi hote hain? Ya fir bas initial 1-2 saal tak theek rehte hain aur fir neglect ho jaate hain? Aur in sab ki maintenance charges kitni hoti hain? Mere ek colleague ne Alistonia Estate mein flat liya tha, wahan maintenance ke naam par bas bill aate hain, facilities use karne layak nahi hain. Gaurs 14th Avenue mein itne saare units (2298) hain, toh maintenance ka system kaisa hai?
Sahi baat hai, amenities bas show ke liye hoti hain. Real life mein kaun hi use karta hai daily. 🤷♀️
Maintenance charges initially ₹3-4 per sqft ke aas paas ho sakti hain, depending on the facilities. Gaurs ke projects mein generally maintenance theek hi hoti hai, but it depends on the RWA later on. Bade projects mein thoda time lagta hai sab settle hone mein.
Builder ke promises par bharosa karna bahut mushkil hai aajkal. Mera ek experience raha hai jahan possession date 2 saal tak extend hoti rahi. Isliye main RERA number check karta hoon sabse pehle. Gaurs 14th Avenue ka RERA UPRERAPRJ6742 hai. Kya kisi ko is project ke possession status ke baare mein latest update hai? Original possession date kya thi?
December 2023? Ab toh 2024 aa gaya, matlab delay toh ho hi gaya. Builders ka yahi drama hai. 😭

Bhai, exactly mera bhi yahi haal hai! Main bhi 2BHK se 3BHK upgrade ka soch raha hoon aur Gaurs 14th Avenue dekh ke aaya. Display flat toh mast lagta hai, par asli living experience kaisi hogi, yahi tension hai. Price jump bhi toh kam nahi hai. Budget tight hai, so har paise ka hisaab chahiye. Amenities dikhaate toh bade bade hain, par kitne functional hote hain, kaun jaane?
Sahi kaha. Mere ek dost ne nearby Alpha II mein liya tha, usko bhi amenities kaafi show-off lage. Gaurs ka naam toh hai, but is project mein kitna ground reality hai, dekhna padega.
Haan yaar, same pinch! Price range kya chal raha hai wahan abhi? Mujhe toh bahot high laga.
