Since moving in, Gaurs 6th Avenue's promised amenities feel so different. Clubhouse barely open, green areas sad. My kids are gone; I just wanted a manageable, low-maintenance home. Thoughts?

Possession
Bhai, this is unfortunately a common story with many builders, especially in Greater Noida West. My friend bought in a project near Alpha II and faced similar issues with the swimming pool being perpetually 'under maintenance' and the gym being a joke. They promise the moon during sales, but once you move in, the maintenance charges are high, and facilities are non-existent. It's a real struggle for families with kids who rely on these amenities.
Completely agree. My cousin booked a flat in Ajayabpur, and their clubhouse was promised for phase 1, but it's still under construction even after phase 3 possession. Builders just keep delaying. The initial price range of ₹66 L – ₹1.9 Cr for Gaurs 6th Avenue seemed fair at the time, but not if you don't get what you pay for.
True, and with current market conditions in Noida, reselling is also tough if the society has such issues. Buyers are smart now, they check everything before investing.
Sahi kaha! This is the biggest fear for us first-time buyers. We pay so much and get half-baked promises.
Really? Gaurs is generally considered a decent name in Noida. Are these issues recent, or have they been there since possession? I thought the project was completed way back in 2015.
Exactly! It's not just Gaurs. Many builders promise the world. The issue with Gaurs 6th Avenue, from what I heard, is that the amenities were built, but their quality and upkeep are terrible. The green areas specifically. It's almost like they just did it for show to get OC and then forgot about it.
Haan, since possession only. They just don't maintain it well. Initial hype was just that, hype.
Totally agree! I almost booked at Gaurs 6th Avenue back then, but heard similar stories about amenities. Dodged a bullet, I guess.
