posted on 7 MayGaurs 6th Avenue: Amenities ka ROI pe asar, confused hoon.
Visited Gaurs 6th Avenue last week. Brochure mein jo amenities promise kiye the, kitne actually deliver hue hain? Clubhouse, sports facilities... fully functional hain ya bas showpiece? Investor perspective se, yeh resale value aur rental yield ko kitna affect karta hai? Is the premium for these amenities worth it? Your insights help.

So, after all this discussion, OP ne kya decide kiya? Did you go ahead with Gaurs 6th Avenue, ya koi aur project dekha? Ajayabpur side bhi kuch naye projects aa rahe hain, wahan amenities ka kya scene hai? It's tough to make a decision when every builder promises the moon!
Exactly! Aur hidden costs ka bhi darr rehta hai. Many builders promise amenities but then levy huge maintenance charges or additional fees for using certain facilities. Alistonia Estate mein mere friend ke saath aisa hi hua tha, initially kuch nahi bataya, baad mein bills aane lage. Make sure to get all these details in writing before committing.
See, the thing with Gaurs 6th Avenue is, some amenities are actually quite good now, especially the green spaces and kids' play areas. But the clubhouse still feels a bit underutilized at times. Maintenance charges also include these amenities, so you're paying for them whether you use them or not. It's a mixed bag. For an investor, focus on the location and basic infrastructure first. Amenities are a bonus, but don't overpay for them if they aren't fully functional or well-maintained.
Mera main concern ROI hai. Kya yeh extra amenities really rental yield aur resale value ko boost karti hain? Ya just ek marketing gimmick hai? Budget-conscious buyer ke liye, har lakh matter karta hai. Koi batao, kya aapne difference dekha hai apne property ke valuation mein due to amenities?
Haan, I agree with your point. Current Noida market conditions mein, competition bahut zyada hai. Buyers expect more. A good set of amenities can definitely differentiate your property. But make sure they are well-maintained, otherwise it's a liability, not an asset.
Absolutely, amenities matter for rentals! I used to live in a building with no amenities and struggled to find good tenants. Then I moved to a place with a decent gym and park, and my rental income increased by 15% easily. Families especially look for these things, so yes, they do affect rental yield. Resale mein bhi thoda edge mil jaata hai.
I actually got possession in Gaurs 6th Avenue back in 2015-11-30. The project is completed and has 1120 units. Initial days mein amenities kaafi slow thi, gym mein equipment missing, pool ka maintenance issue. But over time, residents ne push kiya toh kaafi improve hua hai. Ab mostly functional hain. But jo premium charge kiya tha, woh tab justify nahi lag raha tha. Resale value par impact aata hai agar amenities poorly maintained hon.
Thanks for the insight! It's good to know it improved. But still, for the price range of ₹66 L – ₹1.9 Cr, I'd expect top-notch from day one. Alpha I Greater Noida mein bhi aise hi issues hain. Is this price justified for the amenities now?
Oh, so the possession was in 2015! That's a long time back. So, is the clubhouse fully functional now, like with all the events and activities you'd expect?
Bhai, Gaurs 6th Avenue ka brochure dekh ke main bhi impress hua tha. But amenities ke naam pe sirf promises hote hain. Clubhouse aur sports facilities kitni functional hain, yahi asli sawaal hai. Kya kisi ne recently visit kiya hai? Mera budget tight hai, toh premium for amenities worth it hai ya nahi, yahi samajhna hai.
Haan, but Gaurs ki reputation thodi better hai na? Maybe 6th Avenue mein at least kuch toh deliver kiya hoga. Clubhouse toh important hai for community living. Koi batao, wahan kids play area aur gym kaisa hai? Are they fully operational?
Totally agree! Builders ka yahi game hota hai. Brochure mein sab kuch grand dikhayenge, site pe jaao toh half-baked hota hai. Main bhi ek project mein phasa tha, swimming pool bas naam ka tha.
