Just moved into Gaurs 6th Avenue last month, possession was in March. Honestly, things nobody told me about real estate are hitting hard now. The promised clubhouse amenities, like the swimming pool, are still not fully functional. And maintenance charges are so high, par service utni khas nahi lag rahi. Is this normal? Kya sab societies mein aisa hi hota hai?

It's a common dilemma, yaar. Many projects, especially the ones completed before RERA really kicked in, struggle with amenity delivery and maintenance. The total units in Gaurs 6th Avenue are 1120, so a large society should ideally have robust services. My advice would be to join the RWA or form a resident's association and collectively push the builder. It's often the only way to get things done.
True, collective action is key. Also, check your Sale Deed and Builder-Buyer Agreement carefully. Sometimes, the 'promised' amenities are not explicitly mentioned as a builder's liability post-possession. Legal advice might be helpful if the RWA route doesn't work.
That's a good suggestion. But what happens if the builder still doesn't respond? What are your next steps, OP?
This is why due diligence is super important, especially with older projects that might not even fall under RERA, like Gaurs 6th Avenue (it's 'Not Applicable' for RERA). The current Noida market is seeing a lot of new projects with better RERA compliance, but older ones often have these legacy issues. It's a tough spot when you've already moved in.
Your situation sounds so familiar! My cousin booked a flat in a project near Ajayabpur a couple of years back, and they're still fighting for a proper club house. Builders just drag their feet once the project is sold out. It's like they only care about new sales, not existing residents.
Yes, that's a good point. Also, what was the per square foot price you paid? Gaurs 6th Avenue's price range is ₹66 L – ₹1.9 Cr, which is quite a spread.
Exactly, I was wondering the same thing as U3. Gaurs 6th Avenue ka actual possession date 2015-11-30 hai. So, for the original poster, did you buy a resale flat or was there some specific reason for delayed possession of your unit? Because if it's an old society, amenities should be functional by now. What's the RERA status, is it even under RERA?
Sahi kaha, bhai. I've heard similar stories from people who bought in Alpha II. The brochure looks amazing, but the ground reality is often very different. This lack of promised amenities is a huge problem.
Shocking to hear this, especially from a big name like Gaurs. Amenities like a swimming pool are basic now. Were there any other issues you faced, like with water supply or parking?
Bhai, this is exactly why I'm so nervous about buying my first home. Jo dikhate hain, woh milta nahi hai. My friend bought in a project nearby, same issue, promised facilities are just on paper. Is this Gaurs 6th Avenue in Noida Extension?
Yeah, it's a huge fear for first-time buyers like us. But wait, Gaurs 6th Avenue ki possession toh 2015 mein hui thi, right? Aapko abhi March mein kaise possession mila? Resale liya hai kya?
Totally agree with you! Maintenance charges high hone ke baad bhi services kharab milna is a common complaint. Builders promise the moon during sales but delivery is always an issue.
