Gaurs' construction quality: An overrated assumption

Is Gaurs' construction quality truly reliable for projects like those in Raj Nagar Extension or Siddhartha Vihar? I'm based in Dubai; site inspections are difficult. Everyone glorifies Gaurs, but I'm concerned about reported finishing issues and RERA compliance. What's the actual word-of-mouth on their post-possession maintenance? For investors, is the resident-to-investor ratio healthy, or do projects become ghost towns? Mahagun or ATS seem less risky for rental income. Disagree? Tell me why.
