posted on 10 MayGaurs Sports Wood possession: investor's snag list worries
Got possession of my Gaurs Sports Wood flat in March, and honestly, thoda tension ho raha hai as an investor. Initially, snag list mein kaafi items the, like minor cracks aur fittings ki problem. Builder ne kuch fix kiye, but abhi bhi lagta hai after 2-3 months, some issues are reappearing. Yeh future mein maintenance costs kitne badhayega, pata nahi. Will it affect resale value down the line? I'm worried about tenant retention with these recurring issues. Also, amenities jo dikhaye the, like the clubhouse, hardly koi activity hai. Kya yeh sab bas dikhawe ke liye tha? Do these ghost facilities really attract good tenants ya bas high maintenance charge hi de rahe hain? Opinions please.

I can understand the frustration, but let's also consider the location advantage. Gaurs Sports Wood is in a pretty decent area, and connectivity is good. However, the point about ghost amenities is spot on. I've seen this in many projects in Ajayabpur too. They build these grand structures but then either don't maintain them or charge exorbitant fees without proper usage. Is the clubhouse completely non-functional, or just underutilized? What about the other sports facilities they promised?
Yeah, clubhouse ka kya scene
U12, location is definitely a plus, but if the apartment itself has issues and maintenance costs are high, does that good location really matter in the long run for an investor? Resale will still be affected if tenants complain about recurring problems. It's a tough call.
As an investor, your worries are very valid. My advice would be to get a professional third-party snag inspection done, even if it costs a bit. Sometimes builders fix things superficially, and these experts can identify deeper issues. It might seem like an extra cost, but it can save you a lot of money and headaches down the line with maintenance and potential resale issues.
Yes, professional inspection is a must. Don't rely solely on builder's word.
Be careful with those inspectors too, U11. Some of them have unofficial tie-ups with builders and might not give you an honest report. Do your research properly before hiring anyone.
That's a good idea, U10. Can you recommend any good professional snag inspectors in Noida?
This is concerning to hear. Gaurs Sports Wood was completed back on 2022-09-01, and with 819 total units, I'd expect most initial issues to have been sorted by now. Are these problems widespread across the society, or is it specific to your unit? It's important to understand if this is a systemic quality control issue or an isolated incident. What's the builder's official stance or response from the facility management team on these reappearing snags?
Builder response in the current Noida market is quite slow. They know demand is high, so they often take owners for granted. It's a sad reality, especially for first-time buyers who don't know the ropes. They just pass the buck to the society management later.
RERA complain karna hi padega agar builder nahi sun raha. Best option hai.
U7, usually builders give initial fixes, but jab recurring ho toh they just drag their feet. For such a big project, with a RERA number UPRERAPRJ3528, they should be more accountable. Have you considered escalating this to RERA officially if the builder isn't cooperating?
Oh man, this sounds familiar. My cousin bought a flat in a different builder's project near Alpha II, and they had similar issues with plumbing and electrical fittings. Builder ne fix toh kar diya tha, but after a few months, same problems started again. These recurring issues are a major red flag for long-term maintenance costs and definitely hurt resale value. My cousin is now stuck with a property that's proving hard to sell.
This maintenance trap is real. My uncle bought a flat in Alistonia Estate and is still fighting with the society management over inflated maintenance charges for amenities that barely work. It's a huge drain on finances, especially for first-time buyers like us.
So true, U4! Resale value ka toh sabse zyada darr lagta hai. If maintenance becomes a nightmare, who will buy it later?
Exactly! And then these ghost amenities. They show you grand clubhouses and swimming pools in brochures, but jab actual mein jaao, ya toh band hote hain ya koi use hi nahi karta. Phir bhi maintenance charge toh poora lete hain. Gaurs Sports Wood ka price range ₹2.5 Cr – ₹3.4 Cr hai, for that price, you expect fully functional, high-quality amenities, not just showpieces. This is a common tactic, unfortunately.
Bhai, you've hit the nail on the head! I'm also a first-time buyer looking at properties in Noida, and these snag list issues are my biggest fear. Gaurs Sports Wood ka naam toh kaafi suna hai, but this recurring problem sounds serious. What exactly were the 'minor cracks' like? Aur fittings ki problem kya thi? Did you file a formal complaint with the builder or RERA? UPRERAPRJ3528 hai na iska RERA number? It's really disheartening to hear this after investing so much, especially when the price range is ₹2.5 Cr – ₹3.4 Cr.
Sahi baat hai, U1. I was considering a flat in Alpha I Greater Noida, but stories like these make me rethink everything. The market is tough enough already, don't need these extra headaches after possession. What was the builder's response when you pointed out the recurring issues?
Haan yaar, snag list ka darr toh hum sabko hai. Builder promises big but delivery is always a question mark. My friend also faced similar issues with another project.
Totally agree with U1. My budget is similar, and for that kind of money, you expect perfection, not reappearing issues! This is exactly why I'm so nervous about booking. Tenant retention is a real concern, who wants to live in a place with constant problems?
