Gaursons 4th Avenue mein ROI ka kya scene hai? Completed project hai, toh capital appreciation kitni expect kar sakte hain aage? Kya actual rental yield 3-4% nikal raha hai? Aur resale market kitna liquid hai yahan? Investor ratio zyada hai ya end-users? Koi first-hand experience batao please.

It seems like a tough call for capital appreciation. If you're an end-user and like the project for living, maybe it's okay. But for investment and future growth, the community consensus seems to be 'not much left'. Resale liquidity will be key, and that's usually higher for projects with more end-users.
Dekho, Gaursons ka track record mixed hai. 2014 ka project hai toh initial appreciation cycle toh ho chuki hogi. My friend bought in a similar project in Alistonia Estate a few years back, thinking appreciation will continue, but it's been stagnant. Plus, older projects often mean higher maintenance down the line. It's a big investment, be careful.
Exactly! My uncle bought a flat in Alpha I Greater Noida, possession was 2012. He thought he'd get good returns by 2020 but the appreciation was minimal after the first 3-4 years. Now he's struggling to find a buyer at his expected price. The market has shifted towards newer, RERA-registered projects. Be very careful with older, completed ones if appreciation is your main goal.
Totally agree. Maintenance is a hidden cost, especially for older buildings.
Koi actual rental yield batao please. 3-4% nikal raha hai kya? I'm trying to compare it with other options in Greater Noida, like near Ajayabpur station. What are current rental rates there for a similar configuration?
Rental yield 3-4% toh mushkil hai yaar for a completed project of this age and price range. Noida mein generally 2-2.5% hi milta hai max, unless it's a very prime spot with high demand for bachelors. You'll need to check local brokers, but don't expect too much.
I visited Gaursons 4th Avenue last year, the units are quite spacious. But the asking price for a 2BHK was around 95L, which felt a bit high for a 2014 project. The community seemed well-maintained, but I heard from a broker that investor ratio is quite high, which can affect future appreciation. Plus, resale market mein buyers kam milte hain for older properties.
95L for 2BHK sounds steep! Mera budget 80-90L ka hai, I can't stretch that much.
Haan, investor ratio ka issue toh hai. Mujhe bhi ek project mein yahi problem face hua tha Alpha II mein. End-users hi liquidity laate hain.
Bhai, Gaursons 4th Ave ka naam toh suna hai, but 2014 ka possession hai. Capital appreciation ab aur kitna milega? I'm looking for something that will grow well in next 5-7 years. ₹80L minimum toh budget hai, par return bhi toh chahiye.
Par location ka bhi toh impact hota hai. Sector 16C mein connectivity is good. Plus, 616 units hain, it's a decent size. Maybe rental yield is the game here for investors?
Sahi baat hai, completed projects mein appreciation limited hi hoti hai, specially Noida mein. Initial boom toh ho chuka hoga.
