Gaursons 4th Avenue: My initial investor experience post-possession
Gaursons 4th Avenue's actual delivery quality is pretty eye-opening, not always in a good way. Just got possession a few months back and the snag list was wild. Small cracks, fitting issues, plus the promised clubhouse facilities aren't fully operational yet, which is frustrating. For an investor, these things directly hit tenant attraction and resale value, no? Also, parking allocation feels like a lottery; is this common? Does anyone have experience with how these initial issues impact long-term ROI in Noida projects?

Totally agree with what the original poster said. I was looking at their other project near Alpha I Greater Noida, but these snag lists always scare me. How did you even manage the possession process with so many issues? Did you get a professional inspection done?
Bhai, Gaursons ka toh sunte rehte hain. Same experience with my friend in a different project of theirs. Yeh clubhouse facilities ka issue toh common hai.
