Just three months since getting possession at Gaursons 4th Avenue and I'm already tracking things. I picked this project for its potential capital appreciation, but honestly, the resale market feels a bit slow right now. Prices haven't really moved much since booking. What's the actual rental yield people are getting here? I'm hearing numbers all over the place. Is there an active secondary market for these flats, or is it mostly end-users? Worried about my exit strategy in 5 years.

Now, even after 5 years, the value is barely above my purchase price. Lesson learned: always check the *actual* secondary market activity, not just projections or builder promises. Don't rely solely on brochure pictures.

Noida mein overall market abhi slow hai, especially after COVID. Supply bahut hai, demand utni nahi hai. So capital appreciation is a challenge everywhere, not just this project. Many areas like Alistonia Estate are also struggling.
Gaursons ka track record toh mixed hi hai. Mere relative ne ek aur project mein liya tha, possession mein bahut delay hua tha. Uske baad price appreciation bhi slow hi rahi. Maybe that's why people are wary of investing here.
Gaursons 4th Avenue mein 2BHK ka kya scene hai? Maine suna ₹80 L se shuru hota hai but ₹1.7 Cr tak jaata hai for some configurations. Itne high price pe rental yield kaise justify hota hai, especially with so many units (616!)? Meri friend ne Alpha II mein liya tha, uska toh ROI theek-thaak hai, but yahaan ka kuch samajh nahi aa raha.
Brokers toh kuch bhi bolenge. Actual ground reality bahut alag hai. Sirf end-users hi dikhte hain, investors ko exit mushkil hai.
Rental yield toh 2-3% se zyada nahi milega bhai, especially for these older, high-priced units. Property price itna high ho gaya hai already, us hisaab se rent nahi milta. Alpha I mein bhi yahi haal hai, high capital cost, average rent.

Exactly! I saw a similar trend in projects near Ajayabpur. Builder ne bola tha 2 saal mein double ho jayega, but abhi toh rent bhi mushkil se nikal raha hai EMI ka. Gaursons 4th Avenue ka bhi yahi haal hai lagta hai.
Sahi kaha. 2014 ka project hai, ab aur kitna badhega? It's already quite old for 'potential' appreciation. Mera budget toh bahut tight hai, can't risk it.
