Gaursons 4th Avenue parking is a tenant nightmare
Gaursons 4th Avenue mein parking allocation ka kya scene hai? Brochure mein toh sab sahi lagta hai but real life mein it's usually a lottery. As an investor, I'm thinking about future tenants. Koi bhi tenant do gaadi ke liye jagah chahega. Is it reserved ya first-come-first-serve? Aur power backup ka bhi batao. Full flat backup bolte hain but common areas ka hi hota hai mostly. Yeh sab maintenance cost aur rental value pe impact karta hai. Change my mind.

Bhai, Gaursons 4th Avenue mein parking ka scene sach mein thoda tricky hai. Mere ek friend ne wahan flat liya hai ₹90 L mein, usko ek reserved spot mila hai basement mein, but second car ke liye guest parking ya open area mein manage karna padta hai. Full backup toh common area ka hi hai, flat ke andar ACs ya geysers nahi chalte backup pe.

Haan, possession toh time pe mil gaya tha, 2014 mein hi. Usme koi issue nahi aaya. Lekin after-sales service aur maintenance mein thoda problem rehta hai.

Totally agree with the original post. My cousin booked in a project near Alpha I Greater Noida, builder promised two parking spots. End mein mila ek bhi nahi, aur jo mila woh open air. This is a common scam. Gaursons 4th Avenue might have been completed in 2014, but these issues persist even in newer projects. Investors need to be super careful.
