Gaursons 6th Avenue overpriced hai ya worth it?
I'm based in Dubai, can't visit Noida easily. Swastik Residency looks cheaper, but Gaursons 6th Avenue completed project hai. Is the carpet area in Gaursons worth the extra cost? Plus, resale value kiski better hogi? Need property manager recs too, can't deal with this from here. I'm confused, yaar!

I'd lean towards Gaursons for the peace of mind. Swastik Residency's price range (₹65 L – ₹82 L) for an upcoming project without RERA is a huge risk. RERA is there for a reason, to protect buyers. Gaursons might be more expensive, but the security of a completed project, especially when you're abroad, is invaluable. Think long-term resale; a completed project with clear documentation will always fetch better value.
Uff, this whole process is so stressful, I feel you OP! Did you finally
Sahi baat hai, RERA is non-negotiable for me now. But Gaursons ka price point is definitely on the higher side. Maybe look at some good resale options in established sectors, like near Alpha II or Alistonia Estate? You might get better carpet area for the same budget in a completed project there.
Property manager recs ke liye, I'd suggest looking for small, independent firms rather than big corporates. They tend to be more hands-on. Also, for resale value, generally, completed projects in established areas have better appreciation potential, especially if the builder has a good track record. Upcoming projects are a gamble, aur Dubai se toh bilkul bhi nahi lena chahiye without strong local support.
Haan bilkul, market abhi thoda slow hai, toh completed properties mein immediate rental income ya use mil jaata hai. Upcoming mein sirf wait karna padta hai.
See, completed projects like Gaursons 6th Avenue always give you peace of mind. You can see what you're buying, no construction delays. Swastik Residency, being upcoming and RERA Not Applicable, is a huge red flag for a first-time buyer, especially when you're not even in the country. My cousin booked in an upcoming project near Alpha I Greater Noida a few years back, and it's still stuck in approvals. The stress is not worth the potential 'cheaper' price, trust me.
Totally agree with this! My friend bought in an upcoming project in Ajayabpur, aur uski bhi possession date 2 baar extend ho chuki hai. He's been paying EMI and rent for almost a year extra. From Dubai, managing an upcoming project with no RERA will be a nightmare. Resale value for completed projects is also generally more stable, especially in a developed sector.
Bhai, Gaursons 6th Avenue no doubt is a good project, but I feel it's a bit overpriced for what it offers right now. Noida market mein kaafi inventory hai, aur prices bhi thode adjust hue hain recently. Especially for a first-time buyer, every penny counts. Better to be cautious.
Sahi keh rahe ho. But Gaursons ka actual carpet area kitna hai? Aur Swastik Residency ka RERA status kya hai, yaar? Upcoming projects mein bina RERA ke invest karna risky nahi hai kya?
Guys, I'm in a fix! I'm based in Dubai, can't visit Noida easily, which makes this whole house hunting process super stressful. I'm torn between Gaursons 6th Avenue and Swastik Residency. Swastik Residency looks cheaper, with its price range ₹65 L – ₹82 L, but it's an UPCOMING project with possession in Aug 2026, and RERA is Not Applicable. Gaursons 6th Avenue, on the other hand, is a completed project. Is the carpet area in Gaursons worth the extra cost? Plus, resale value kiski better hogi? Need property manager recs too, can't deal with this from here. I'm confused, yaar!
