Did anyone else get hit with huge unexpected charges right before possession in Noida Extension? I just got my Gaursons flat a couple of months back, possession was in March. Brochure mein kuch aur dikhaya, but final bill mein suddenly EDC/IDC ke naam pe ₹3.5 lakh extra maang liye. Builder communication toh bilkul zero. Amenities bhi promised the, but club house abhi tak complete nahi hai. Is this normal practice for builders like Gaursons or ATS? Kya options hote hain aise cases mein, ya bas pay karke chup ho jaana padta hai?

This is why RERA registration is so important. Builders are supposed to disclose all charges upfront in their agreement and on the RERA portal. If they didn't mention these EDC/IDC charges explicitly, and the amount is significantly different from what was shown, you might have strong grounds to complain to RERA. Don't just pay up without checking your options; many buyers are now fighting these battles and sometimes winning.
Totally relate! I booked a 3BHK in Gaursons Hi-Tech City a few years back, possession is due next year. My friend who got possession in their Alistonia Estate project last year also complained about similar charges. They said it's for 'infrastructure development' but the brochure never mentioned such a big amount. And amenities? Forget it, the pool was under construction for months after possession. It feels like a bait-and-switch strategy.
Bhai, Alistonia Estate mein toh clubhouse abhi bhi pura nahi hai. My cousin lives there, and they keep giving excuses, saying 'work in progress'. It's not just the money, it's the mental stress of not getting what was promised and feeling cheated. RERA complaint file karni chahiye thi usko, but he just wanted to move in and avoid more hassle.
This is exactly my fear. I'm looking at a Gaursons project near Alpha II and now I'm super worried about these hidden costs. Noida market mein already prices high hain, upar se yeh extra charges. It makes budgeting impossible.

Haan bhai, this is super common. My cousin booked in Alpha I Greater Noida and faced similar EDC/IDC shocks with another builder. They just don't disclose everything upfront. It's like they wait till the last minute when you're desperate for possession.
Sahi kaha. My builder in Ajayabpur also did this. They quoted one price for a 2BHK and then at the very end, suddenly added charges for 'preferential location' and 'club membership' which were never discussed. It's a tactic to exploit buyers who are already emotionally invested and have nowhere else to go.
