Gaursons Grandeur 2 better than Unitech's ridiculous pricing
Been tracking Noida real estate for years, and honestly Unitech UGCC Burgundy's price seems unreal. Almost 5-6 Cr? For that price, the carpet area better be amazing, which I doubt. Gaursons Hi Tech Grandeur 2 offers decent 3BHKs at a fraction of the cost. Matlab, ROI wise, Grandeur seems way smarter. I've seen this before – fancy brochures, high PLC, and then resale mein koi poochta bhi nahi. Plus, Gaursons is completed, so less risk. Burgundy is still under construction. Anyone else think Unitech is asking too much, or am I missing something? What's the actual price per sqft people are paying there? I'm thinking Grandeur is a better bet, what do you guys think?

Hold on, U1. Are you sure Unitech UGCC Burgundy is still under construction? I distinctly remember seeing 'completed' status and possession started. Kya main galat hoon?
Haan, U4 sahi keh raha hai, it's completed. But point toh U1 ka valid hai about Unitech's past. Mere ek friend ne Alistonia Estate mein Unitech ka project book kiya tha, 7 saal late mila. So, even if Burgundy is done, the brand trust issue remains.
U3, you're absolutely right! Unitech UGCC Burgundy is completed. RERA UPRERAPRJ11291 shows possession from June 2022. Maybe OP is thinking of some other Unitech project, they do have a history of delays, but this one is done.
Totally agree, U1! Unitech's pricing has always been a head-scratcher for me. Gaursons is definitely more in my budget too.
