Visited Gaursons Grandeur last weekend. Really impressed with the society, but prices sunke thoda shock laga. I'm fed up of renting, so finally taking the plunge. For an investor like me, kya lagta hai iska capital appreciation potential? Builders ka track record toh sahi hai. Also, rental yield kitna expect kar sakte hain? Kahin ghost society toh nahi ban jayega? Resale market mein liquidity kaisi hai? Want to understand the long-term picture.

Gaursons Grandeur? Bhai, capital appreciation ke chances toh ab utne nahi hain jitne pehle the. Project 2013 se completed hai, market cycle bhi change ho gaya hai. Ab toh real value appreciation tabhi hogi jab koi major infrastructure development aas paas ho. Plus, ₹65 L se ₹3.1 Cr ki range mein bahut options hain. Is price point pe investors ko double-digit returns expect karna mushkil hai, especially for a completed project. Rental yield bhi utna attractive nahi lag raha aajkal.
Totally agree with your point. Noida real estate market ab saturation ki taraf ja raha hai, especially older projects. Naye projects mein bhi returns slow hain. Current market conditions mein sirf high-demand areas aur under-construction projects hi thoda tezi dikha rahe hain.
