Sunpura keeps coming up every time I shortlist something... I work in real estate, but buying for myself is different. Visited a Gaursons project for a 2BHK around ₹75L. They're quoting 1400 sqft super area, but my estimate for carpet is barely 850. This super area vs carpet area trap is infuriating. How do you even negotiate when the base area feels so inflated? What's the real ground reality on getting them to drop the effective price, say for a 75L flat? Did anyone successfully push back on the per sqft rate because of this?

Bhai, exactly my situation! Gaursons ka toh har project mein yahi drama hai. They show you these grand layouts but carpet area nikalte hi adha ho jaata hai. I was looking at their project near Alpha I Greater Noida, same issue. ₹75L for 850 sqft carpet is too much, no?
Totally agree! Ye log super area bolke hamesha bevkuf banate hain. Meri bhi same feeling thi. Negotiations are impossible when they stick to super area rates
