Gayatri Jan Ghar Awas Yojna

Possession was in March for my 1BHK in Gayatri Jan Ghar Awas Yojna. Honestly, things nobody told me about maintenance charges are hitting hard. I'm seeing rental yields around ₹6k, which is way less than what I calculated earlier. Resale market mein bhi activity kam lag rahi hai. Iska long-term capital appreciation potential kitna hai, anyone know? Am I the only one who feels this?
