Is it assigned, or a free-for-all? My biggest fear is getting stuck with unexpected expenses. Sai Upvan looks cheaper upfront, but is the construction quality good enough to avoid constant repairs later? Gayatri Vatika is completed, but are there any major issues with the RWA or amenities? Honestly not sure which way to lean; want the best value for my money in the long run. What are your experiences?

U3 is right about the maintenance. Also, the common area power backup charges add up. Small society hai, toh fixed costs sab mein divide hote hain. Check out Alpha II area, wahan thode established societies hain with clearer RWA structures.
Haan bhai, Gayatri Vatika mein maintenance is around ₹3.50 per sqft. Mera ek dost rehta hai wahan. Parking assigned hai, basement mein, but sometimes second car ke liye problem hoti hai. RWA is okay-ish, meetings hoti rehti hain, but like any society, thodi politics toh hoti hi hai. Overall, living is decent, but be prepared for that maintenance bill.
