₹20 lakh for a 1BHK in Noida Extension sounds like a steal, especially for GBG Residency. But from my experience, low entry price doesn't always guarantee good returns. Builder ka track record bhi utna strong nahi hai, toh capital appreciation kitni expect kar sakte hain? I'm seeing prices around ₹15-25L for 1/2BHKs here. Honestly, rental yield kitni ban jaati hai? Agar ₹8-10k rent bhi mil raha hai, toh ROI kitna hua? Mujhe lagta hai aise projects mein investor ratio bohot high hota hai, end-users kam hote hain. Toh society ka feel kaisa hai, ghost society toh nahi ban jayegi? Resale market mein kaun khareedega 5 saal baad? Sab log entry price dekhte hain, par exit strategy kaun sochega? I've seen this pattern before, low-cost projects can struggle with liquidity. Change my mind. Is GBG Residency genuinely a hidden gem for investors, ya sirf trap hai?
