GBG Residency: Unexpected charges affecting returns?
Possession was in March for my GBG Residency flat, and honestly things nobody told me are surfacing. Builder ne maintenance ka jo bola tha, RWA usse zyada demand kar rahi hai. Unexpected charges se mera projected rental yield hit ho raha hai. Investor hu, ROI ka tension hai. Anyone else facing these hidden charges post-possession here? Kaise manage kar rahe ho to protect your returns?

Dekho guys, yeh common problem hai. Builders promise the moon, but ground reality is different. RWA jab form hoti hai, unke bhi apne expenses hote hain. Electricity, water, security, cleaning, sabke rates badhte hain over time. Plus, initial years mein builder se funds nahi milte, toh RWA ko owners par hi rely karna padta hai. It's a tough spot for everyone. But as an investor, you have to factor in these variables. Did anyone try negotiating with the RWA for a staggered increase or a review of services?
U9, we tried that in my society. RWA just said 'take it or leave it'. They showed us budgets and projected expenses. It felt like a losing battle. Eventually, most people just paid up to avoid more headaches. This is why first-time investors like us get so nervous.
Negotiation se kuch hota hai kya? Ya legal action hi best option hai?
GBG Residency mein abhi maintenance charges kitne hain per sqft? And is it flat for all or varies by flat size?
That's a significant jump. If it's not in your original agreement, you can challenge the RWA. Gather all owners facing this and collectively raise the issue. Sometimes, RWAs back down if there's enough pressure from residents.
U7, currently it's ₹3.0/sqft, plus an extra ₹500 for club membership and ₹300 for reserved parking. Builder ne ₹2.0/sqft bola tha. It's flat for all, but obviously, a bigger flat means higher total maintenance.
Mera experience bhi kuch aisa hi raha hai, but not with GBG. I had invested in a project in Alistonia Estate. Builder ne bola tha ₹2.5/sqft maintenance, but RWA form hone ke baad they pushed for ₹3.5/sqft citing 'better amenities' and 'inflation'. Hum sab first-time investors the, toh sabko laga theek hai. But jab rentals set karne gaye, toh pata chala ki market mein log itna pay karne ko ready hi nahi hai. End result, mera rental yield 1% se kam ho gaya. It's a very frustrating situation, especially when you've planned your finances around certain projections.
Yeh toh bahut galat hai. Investor ka pura budget bigad jaata hai aise mein. Unfair!
Totally understand U5. My friend bought in Alpha I Greater Noida, possession was around the same time, 2017. Their RWA also increased charges significantly. They even had to pay for a 'corpus fund' which was never mentioned. It feels like these RWAs are sometimes hand-in-glove with the builder initially, or they just get too ambitious. We need more transparency before possession.
Oh no! Is this common for projects in areas like Ajayabpur too? I'm looking there.
Honestly, GBG Infratech ka track record hi aisa hai. My friend booked in their other project near Alpha-II Commercial Belt, same issues. They are notorious for under-quoting maintenance and then RWA takes over and hikes it up. This is a common tactic, especially in completed projects where buyers are desperate for possession. Noida ke market mein abhi rentals waise bhi thode soft chal rahe hain, toh aise extra charges toh seedha investor ki jeb pe bhaari padte hain.
Toh kya GBG ke har project mein yahi hota hai? Matlab, investors ko inke projects se dur rehna chahiye?
Sahi baat hai U3. I heard similar stories about GBG from multiple sources. It's a classic case of bait and switch. Yeh builders ko koi regulate nahi karta kya?
Bhai, totally relate. Mera bhi GBG Residency mein flat hai, possession March 2017 ka. Jab book kiya tha, rental yield ke bade sapne the, especially since the price range was so attractive at ₹15-25 L. Ab RWA ne jo maintenance charges lagaye hain, woh builder ke commitment se double hain. Plus, parking, club house charges, sab alag se. Mera ROI calculation pura hil gaya hai. Kaise cope karein yaar? Koi solution hai iska?
Exactly! Yeh hidden charges toh common ho gaye hain. Aapka sales agreement mein maintenance ka clause kya tha? Usually, RWA usse deviate nahi kar sakti, unless general body meeting mein pass hua ho. Check your documents carefully, U1. Sometimes, builders just make verbal promises.
Haan bhai, same experience! Builder ne toh bahut kuch bola tha, ab sab hawa hawai lag raha hai.
