GC Ultra Modern Luxurious Floor mein actual rental yield kitna mil raha hai? I'm looking at a 3 BHK there, price around ₹2.5 Cr. Completed project hai, toh occupancy kaisi hai? Not sure agar investors zyada hain ya end-users. Agar investor ratio high hai, toh rental competition badh jaati hai na? Also, resale market kitna liquid hai for these high-value flats? Kya easily exit kar sakte hain 3-5 saal mein? Capital appreciation ka bhi idea chahiye, has the price moved significantly since launch? Matlab, long-term investment ke liye sahi decision hai ya nahi? Any first-hand experiences on resale ya rental income?

Bhai, ₹2.5 Cr for a 3 BHK in Mohali? Aur sirf 4 units? Sounds super niche. Rental yield mein kitna risk hai? Mujhe toh lagta hai liquidity issue ho sakti hai. Is price point pe end-users kam honge, mostly investors hi honge.
Exactly! Aur RERA number bhi 'Not Applicable' likha hai. That's a huge red flag for me as a first-time buyer.
