GCC Flora Avenue 88A: The amenities you *actually* use daily?
Is GCC Flora Avenue 88A's 'premium' really about daily livability, or just a brochure fantasy? I'm in a 2BHK in Sector 70, eyeing a 3BHK there, but honestly, half those advertised amenities seem totally useless for actual daily life. Everyone talks about the fancy clubhouse, but does anyone truly use it beyond a few weeks? Or is it just high maintenance for show? Change my mind if you live there.

I was looking at this project last year, but the total units are only 126. That's a very small society. Sometimes, smaller societies struggle with amenities maintenance because the cost gets distributed among fewer people. My friend had this issue in a small complex in Baliawas. They ended up shutting down their small cafe because it wasn't viable. So, consider the size too, not just the amenities list.
Good point about daily livability. The project is completed, right? RERA number is GGM/621/353/2022/96. Has anyone actually moved in there? What's the occupancy rate like? Because if it's low, even the good amenities will feel deserted.
Honestly, I think amenities are important, especially if you have kids. A safe play area, a swimming pool for summer, maybe a small community hall for functions. It adds to the lifestyle. My cousin lives in GCC Flora and they love the dedicated kids' play zone. It's not just about the clubhouse.
Yeah, for kids it's good. But what about for adults? My office is near Aerocity, and by the time I reach home, I just want to relax, not hit the gym in the society. So for me, that gym is a 'brochure fantasy' only.
Kids' play area is definitely useful, I'll give you that. But a lot of projects have that now, even the mid-range ones. Does GCC Flora's offer something uniquely better to justify the price point of ₹1.5 Cr – ₹1.9 Cr?
Totally agree with this! Builders show these huge clubhouses and swimming pools, but maintenance charges are sky-high for things you barely touch. I visited a project near Badshahpur last month, same story. Is anyone actually using the squash court everyday at GCC Flora?
The maintenance charges for GCC Flora are around 4.5 rupees per sqft. For a 3BHK, that's easily 6-7k a month just for maintenance. If you're not using the amenities, it's a big waste of money. Think about that budget impact.
Bhai, squash court, badminton court... in Gurgaon ki garmi mein kaun jaayega? Log bas weekend pe jaate hain, woh bhi agar mood ho toh. I think the green spaces and a decent walking track are more important.
