GCM Anubhav Appartments – just realized actual rental yield isn't what brokers quote. I'm seeing lower ROI than expected. What's the real investor-to-end-user ratio here? Worried about resale liquidity down the line.

Totally agree with U6 and U8. GCM Anubhav mein toh bohot log फस गए हैं rental income ke chakkar mein. Resale bhi mushkil lag rahi hai.
Reputation toh theek hi hai, par rental market bahut down hai. Meri ek relative ne Alaknanda mein flat liya tha, 2BHK ke liye mushkil se 25k mil rahe hain, jabki unhone 35k ka socha tha. GCM Anubhav mein bhi similar situation hogi, I guess. Brokers ne toh bade sapne dikhaye the.
U3, builder ka track record toh mixed hai. Completion time pe toh kiya hai, project COMPLETED hai, but after-sales service aur quality par bahut complaints aati hain. Rental yields bhi utne nahi mil rahe jitne promise kiye the.
Exactly my thoughts! Brokers always paint a rosy picture. I was looking at GCM Anubhav too, but the numbers just don't add up for rental income. Lagta hai sirf paper pe hi accha dikhta hai, reality kuch aur hai.
U1, did you manage to get any actual rental data from current tenants or property managers for GCM Anubhav? Brokers are always misleading, need real figures.
Haan bhai, same here. Ek dost ne Anand Vihar mein liya tha, usko bhi promised rent nahi mil raha. GCM Anubhav toh khaas kar ke naam suna hai ki rental returns kaafi kam hain, investment ke liye utna worth it nahi hai.
