₹1.1 Cr for a 3BHK in Sector 94A, and then GDA wale 15 lakh extra maang rahe hain for possession! My kids have moved out, so we're selling our big house. Thought a smaller flat would be less headache, but yeh toh alag hi game hai. Builder ne bola tha all-inclusive, ab bol rahe hain IFMS, electricity connection, club membership alag se. Not sure agar yeh sab legal hai ya bas loot rahe hain. Anyone else faced this with GDA or other builders around Noida? Kya karein, pay up ya fight?

U1, try to negotiate hard. Sometimes, they might reduce a bit if you push back, especially if you can get other buyers from your project to join you. Also, check with a property lawyer. U9, sometimes they do listen, especially if you form a group. My friend in Alistonia Estate, Greater Noida, was able to get a small waiver on some charges by threatening to go to RERA with a group of 10 buyers. It's not a full victory, but every penny counts when you're budget-conscious.
Negotiate? Builder sunte hi nahi hain yaar. They just say 'take it or leave it'. Did your cousin manage to avoid paying the full amount?
I've heard similar stories from people who bought in Alpha I, Greater Noida. The market conditions right now are such that builders feel they can get away with anything because demand is still strong for good locations. They know people are desperate to buy. This is purely exploitation.
RERA mein complain karna time consuming hai, U3. Builder ko pata hota hai ki log itna time nahi nikal paate court-kachehri ke liye. Isiliye yeh sab karte hain. And 1.1 Cr for 3BHK in 94A is already quite high for a first-time buyer like me. Upar se 15 lakh extra, it's just too much.
U1, check your builder-buyer agreement very carefully. Sometimes, these charges are mentioned in fine print or as 'other statutory charges' which they interpret broadly. If not explicitly mentioned, you might have a case. But fighting builders can be a long, draining process.

Yeh builders ki purani chaal hai. They quote a lower price to attract buyers and then hit them with these 'mandatory' charges at the last minute. Mere ek dost ke saath bhi hua tha Greater Noida West mein. Bohut frustration hoti hai.
