Legal verification is way more complex than I thought. I'm looking at a Generous Realtors project in Gurugram. The RERA check, title search, encumbrance certificate – it's a lot. Honestly had no idea about half this stuff. What extra legal steps did you take? Is this all standard for new builds?

He found a small discrepancy in the land title documents which the builder's lawyer had conveniently 'missed'. It took an extra month to resolve, but I got peace of mind. Always get a second, independent opinion for all legal docs, especially the Sale Agreement and title chain.
