posted on 10 MayGenesis Buildcon: Actual ROI vs. brochure promises?
Builder ka project delivery track record is often a bigger mess than the brochure shows. I'm looking at Genesis Buildcon for a potential investment, specifically their completed projects. On paper, their numbers for capital appreciation look decent, but I've seen this pattern before – initial promises vs. ground reality can be very different. Meri main concern hai ki actual rental yield kitna nikalta hai after all the maintenance and society charges. Kya koi Genesis Buildcon ke completed projects mein investor hai? What's your experience with their resale market? Is it liquid enough? I'm worried about unexpected post-possession expenses jo meri ROI ko kam kar denge. Any hidden costs I should be aware of jo brochure mein nahi the?

Look, the New Delhi real estate market is tricky right now. While there's demand, buyers are also much more informed. Genesis Buildcon, like many others, has its pros and cons. The price range of ₹55 L – ₹2.5 Cr suggests they cater to a wide segment. For capital appreciation, location plays a huge role. If it's in a well-connected area like near Ansal Villas, then maybe. But for rental yield, you really need to factor in the current interest rates, property tax, and vacancy periods. Don't just trust projected numbers. Do your own calculation based on current market rates in that micro-market.
Has anyone actually managed to sell a Genesis Buildcon property quickly in the resale market? Is it liquid?
My experience with a similar builder, not Genesis but equally 'reputed', was a nightmare. They promised a certain finish, certain amenities, and a timeline. The possession got delayed by 1.5 years, and the 'premium' amenities were either downgraded or never materialized. My expected rental yield was supposed to be 3.5%, but after paying for constant repairs (bad plumbing, shoddy electrical work) and escalating maintenance charges, it barely touches 2%. Resale market mein bhi liquidity nahi hai, because everyone knows the issues. So, Genesis Buildcon ke liye, I'd say scrutinize every clause, check their past projects physically, not just on paper.
U3, thanks for sharing this. Which builder was this, if you don't mind me asking? It helps us to avoid similar traps. Your point about checking past projects physically is gold. I'll definitely do that for Genesis.
U3, sounds like my nightmare! Builders are all the same, seems like.
I'm also looking at Genesis, especially their completed projects. The price range is ₹55 L – ₹2.5 Cr. For a project with Possession date: 2024-03-01, I'm wondering if anyone has actual data on current rentals from their older projects? RERA Not Applicable makes me a bit nervous, to be honest. Is that a red flag?
U2, RERA Not Applicable *for this project* usually means it was either completed before RERA came into full effect or it's a specific type of project that's exempt. But it doesn't mean you shouldn't do your due diligence. I personally wouldn't touch a builder without a clean RERA record for *all* their ongoing projects. For completed ones, check occupancy rates, resale value trends in that specific area, and talk to existing residents. That's where the real picture emerges, not just from the brochure.
U2, for their older projects, actual rentals are usually 10-15% lower than what they project. A friend of mine has a 2BHK in their project in Anand Vihar, and after society charges, he barely gets 1.5% rental yield annually. The RERA 'Not Applicable' part is because it's a completed project, so technically it might not fall under RERA for new bookings, but it's always good to check the history.
Yaar, you've hit the nail on the head. Genesis Buildcon ka brochure toh dream lagta hai, but I've heard mixed reviews about their actual delivery. Meri bhi yahi tension hai, ki jo rental yield dikhate hain, woh after all deductions kitna bachta hai. Maintenance charges aur society dues milakar toh profit margin bahut kam ho jaata hai.
U1, exactly! Aur post-possession expenses ka toh koi mention hi nahi hota. Kabhi electrical issues, kabhi plumbing. Sab apni pocket se jaata hai. I'm eyeing their project near Alaknanda, but this is a major concern for me.
Totally agree, U1! Brochure mein toh sab gold hota hai. Real life mein toh headaches hi milte hain.
